The long Labor Day weekend was an opportunity for many to move into the Presidium Regal Apartments whose completion was Thursday, August 29. This was just the latest of four high-end apartment community openings in less than a decade, by Austin-based real estate firm Presidium as they partner with local powerhouse Killashee Investments. This dynamic duo has not only transformed AC Skinner Parkway with their signature style but also contributed to Jacksonville's booming residential scene.



 

Presidium's Rapid Jacksonville Expansion:

Founded in 2002, Presidium entered the Jacksonville market in 2017 with the development of JTB Luxury Apartments, a 435,000-square-foot community. This initial project, built in collaboration with Killashee Investments, set the stage for a series of successful developments.

Following JTB Luxury Apartments came Presidium Town Center (2021), a 370-unit development lauded for its design, winning the '2021 Excellence Awards' from Multi-Housing News. Presidium Park (2023) further solidified their presence, offering 342 units with top-notch amenities like a rooftop terrace and resort-style pool. Their most recent project, Presidium Regal Apartments (completed August 2024), boasts 334 units and continues the trend of luxury living.

 

Killashee: The Local Expertise Behind the Success

Killashee Investments, led by Jacksonville real estate authority Mark Farrell, has played a crucial role in Presidium's success. Farrell, not only owns Killashee but also serves as President of Development for Presidium, bringing a wealth of experience to the table. Previously, he was CEO of Vestcor, another major player in Northeast Florida's multifamily development scene. Notably, Killashee's ambitious proposal for a 1000-foot-tall Sea Glass observation tower in 2013 showcased their vision for the city's development. While that project didn't materialize, Jacksonville's skyline continues to evolve, with Cross Regions currently negotiating to build a new skyscraper that would surpass the current tallest building.

Presidium's Jacksonville developments share a distinct aesthetic, thanks to their consistent use of Atlanta-based Dwell Design Studio. Each property offers a "resort-style" feel with amenities like pools, fitness centers, co-working spaces, and entertainment areas. Presidium's partnership with Killashee Investments has transformed Jacksonville's multifamily landscape. Here's a closer look at their impressive portfolio:

  • Presidium Regal Apartments (August 2024): This brand new, 334-unit community boasts a resort-style feel on the former Regal Cinema site (14501 Beach Blvd). Designed by Dwell Design Studio (a Presidium favorite), it features one, two, and three-bedroom apartments in a sleek, urban architectural style. Residents enjoy a pool, clubhouse, fitness center, yoga studio, golf simulator, and lush landscaping with unique touches like Mangave and bromeliads.

  • Presidium Park Apartments (2023): Located at 8181 AC Skinner Pkwy, this 400,000-square-foot community offers 342 units and a vacation vibe. Designed by Dwell Design Studio, it features outdoor pavilions, a massive leasing office with resident amenities like a club room, game lounge, and a theater room. A state-of-the-art fitness center, co-working spaces, and a rooftop terrace overlooking a resort-style pool complete the picture.

  • Presidium Town Center Apartments (2021): This award-winning (2021 Excellence Awards - Multi-Housing News) community on 17.5 acres (7738 A C Skinner Pkwy) offered 370 units 470,000-square foot luxury of residential community before being sold to Olympus Property in 2023. Dwell Design Studio's signature style is evident here as well.

  • JTB Luxury Apartments (2017): Presidium's Jacksonville debut was this 435,000-square-foot development on 13 acres (8876 AC Skinner Pkwy). Developed with Killashee Investments, it offered high-end living before being sold to Inland Real Estate Group in 2020.


All the property landscaping is particularly noteworthy with a tropical feel. Particularly at Presidium Regal they feature a bold and unique combination of plants, including Mangave (a rare sight in commercial landscapes), agave, bromeliads, and rows of birds of paradise. This lush and vibrant landscaping adds to the community's resort-style feel. This consistent focus on high-quality design, resort-style amenities, and collaboration with Dwell Design Studio has become a hallmark of Presidium's Jacksonville presence.
