A Harbor of Opportunity: Redevelopment of the Moody Bellinger Shipyards

The Moody Bellinger Shipyards, a once-bustling industrial hub in Jacksonville, Florida, are poised for a dramatic transformation. After decades of serving as a cornerstone of the city's maritime industry, the shipyard is set to undergo a redevelopment that will convert it into a vibrant mixed-use community. This transformation marks a significant shift for the site, reflecting the changing economic landscape of Jacksonville and the growing demand for residential, commercial, and recreational spaces.

A Brief History of Moody Bellinger Shipyards

The Moody Bellinger Shipyards have a rich history dating back to 1946. Established by James Bellinger, the shipyard played a crucial role in supporting the maritime industry during the post-World War II era. Over the years, it contributed to the construction and repair of numerous vessels, including several U.S. Navy warships. In 1995, the shipyard was acquired by M.D. Moody & Sons, Inc., a local construction equipment distributor. However, the company's fortunes declined, and it eventually filed for bankruptcy in 2009.

The Redevelopment Plan

In recent years, the Klotz Group, a Jacksonville-Atlantic Beach based real estate investment firm, has been at the forefront of efforts to revitalize the Moody Bellinger Shipyards. Partnered with KABR, an Englewood, NJ real estate developer the Klotz Group's vision involves transforming the 43.8-acre site into a dynamic mixed-use development that includes:

  • Residential Units: A total of 560 multifamily residential units are planned to cater to a diverse range of residents.

  • Commercial Space: The development will feature 106,000 square feet of nonresidential space, including office, hotel, retail, and restaurant uses.

  • Marina: A 650-slip marina will provide recreational opportunities for boat owners and visitors.

The redevelopment project aims to create a thriving community that offers a mix of residential, commercial, and recreational amenities. By leveraging the shipyard's waterfront location and proximity to the Intracoastal Waterway, the developers hope to attract residents and businesses seeking a unique and desirable lifestyle.

Timeline of Key Developments
  • 2014: The Klotz Group acquires the Moody Bellinger Shipyards property at 13911 Atlantic Blvd.

  • 2014: Initial plans for a 590-unit condo development with a marina are proposed.

  • 2024: Jacksonville City Council approves rezoning and land use map amendment for the mixed-use development.

  • 2025: Construction of the project is expected to commence.

The redevelopment of the Moody Bellinger Shipyards represents a significant milestone for Jacksonville. By transforming a former industrial site into a vibrant mixed-use community, the project will contribute to the city's economic growth, enhance its waterfront appeal, and provide new housing and commercial opportunities. As construction progresses, it will be exciting to witness the transformation of this historic landmark and its positive impact on the surrounding neighborhood.
