Dream Finders Homes Plans Prominence Office Park Conversion to Homes

Jacksonville-based homebuilder Dream Finders Homes is set to redefine the Baymeadows area with its recent acquisition of Prominence Office Park. The company purchased the 68-acre complex, located at 8900 Prominence Parkway, for $22 million on June 28.

Formerly known as Freedom Commerce Center, the office park was developed by Koger Equity Inc. in 1988 and later acquired by CP Group (formerly Crocker Partners) in 2015 for $27.8 million. CP Group invested $8 million in renovations that attracted tenants and increased the occupancy rate. The property comprises seven buildings ranging from 21,991 to 160,065 square feet and totaling 759,000 square feet of office space. Currently, the park is half-occupied by tenants including Southeastern Grocers, Jacksonville Sheriff's Office Substation District 3, Olympus Insurance, Digital Risk, Solera, and Autopoint. However, Dream Finders Homes has ambitious plans to transform the site into a mixed-use development. The property has above-average roads, good-quality signage, and well-maintained landscapes. On the downside, there are several closed businesses near the entrance on Baymeadows Road including America's Best Inn, Cookies, and the nearby Red Lobster. News of the initial design proposals calls for adding 1,480 residential units alongside some of the existing office space. We look forward to more details on the project such as if it will include retail space and their outlook for the community as their project moves forward.
